Today we share with our readers the techniques used by the “Home Staging” professionals. New Tax deduction in Spanish housing

We want to share with all our customers the latest financial news that Spanish Government has recently enacted: The newly built luxury homes, houses on the beach and second homes and  parking spaces will have a reduced VAT.

In the Post published last 2 January, 2012, we commented that reduced VAT would be kept during 2012, exclusively for first homes, as reported by the Spanish Prime Minister in his inaugural speech. NEW Spanish Prime Minister, Mariano Rajoy, also indicated that this measure was not final because it was pending for revision.

After made all appropriate studies, the conclusion was that the  reduced VAT (from 8% to 4%) will be applied for new housing without discrimination by housing type, according to information published in the Official Gazette No. 315 of Saturday 31 December , 2011, under the Royal Decree 20/2011 of  urgent budgetary, tax and financial measures to correct the national deficit.

The fourth transitory provision of Royal Decree-Law referred to the applicable tax rate of housing VAT states that the rate of 4% Tax will be applicable to households classified as special protection regime official, when the purchase is made directly from the promoter or builder of the Estate or garages and annexes located in the same building always it is under the same deed and not exceed two parking units.

L'Altet Alicante Airport

El Altet – Alicante Airport increases its flight frequency to Moscow and the Nordic countries in response to the increase of the passenger number during 2011.

The Altet will be in 2012 the only touristic airport in Spain with two daily flights to Moscow (one operated by Siberia airlines and the other by Aeroflot Airlines)  as the confidence rises in the Costa Blanca holiday market after a 43% growth in the Russian passenger traffic in the Alicante airport  in 2011.

Since June 2012, two regular daily flights will be operated by Siberia Airlines (Domodedovo airport, currently connected to the Costa Blanca three

times a week), and the former Soviet state-owned Aeroflot, which will begin operating between Alicante and Sheremetrevo airfield.

According to data provided by AENA, some 40,000 Russian passengers have used El Altet airport as destination point during 2011. Together with the Nordic countries, Russia has experienced the most remarkable growth in visitants the past months.

In the case of Scandinavian passengers, the airport of Alicante will open new frequencies during the next peak season (April-October) with two new low-cost carriers  linking Alicante with Reikjavic, making Alicante the best connected Spanish airport with Iceland.

For 2012 El Altet will also strengthen its flight schedule to the UK, Sweden, Norway, Finland and Belgium.

Spanish income and housing taxes

In recent months, several homeowners in  Cumbre del Sol have come to our sales and information offices asking for help regarding a statement received from the State Agency for Tax Administration (AEAT).

In that statement, the tax office informs to the owners of a property on Spanish territory about the obligation to pay taxes depending on the status of resident or nonresident, the tax due for settlement could be:

Income tax for non-residents (IRNR).

Income tax of physical persons (residents) (IRPF)

Wealth tax (exclusive of 2007).

In order that keep all the documentation updated and avoid any administrative or verification procedure (and pay penalties for that), we can advise the  tax representation services of VTO ABOGADOS S.L

New Government Real Estate Measures

During the parliament debate and  opening ceremony of the new presidential term that took place last 19 December 2011 , Spanish new President  Mariano Rajoy, revealed some of the new measures that the new nation’s government plans to implement in terms of housing and real estate.

Among the measures that will apply the new government, we can mention that the reduced Value Added Tax (kept in just a rate of 4%) will be still available in the following cases: if it comes to purchasing a newly built property, intended to main residence in the country and with a limit on its purchase price (which today has not been established by the government).

Another financial news is the implementation once again of the deduction in income tax (Income Tax on Individuals) for investment in housing for all income standard, and not only valid for incomes below € 24,000, as it was until last year.

In the coming days we will inform you about the evolution of these financial measures, dates of implementation and the requirements for applying for the benefits.

Below you can check the opening hours of the offices on duty during the Christmas break, so you can keep having our high quality customer and support care that offered all year round:

Grupo VAPF Head office in Benissa will be closed for holidays from 23 December, 2011 until 8 January 8, 2012, both inclusive.

South Sales and Information Office at Cumbre del Sol (Poble Nou de Benitachell), located in the Moraira-Benitachell road will open Monday to Friday from 10:15 to 19:00 h, Saturdays from 10:00 to 13:30 and 14:30 to 17:30 h and Sundays and holidays (December 24 and January 6) from 11:00 to 14:00 hour. The office will be closed on 25 and 31 December and 1 January 2012.

North Sales and Information Office at Cumbre del Sol (access thoroughBenitachellto Cumbre del Sol urbanization road) will be open Monday to Friday from 09:15 to 13:30 and 14:30 to 18:00 h; Saturdays from 10:00 to 13:30 and 14:30 to 17:30 h. The office will remain closed on 24, 25 and 31 December and on 1, 6 and 9 January, 2012.

In a preview posted on Tuesday 8 November, we showed you some of the first images of the new show house apartment in a modern style in Miramar de Montecala development. But back then we didn´t attach any photo of the final furnishing and decor.

Euribor interest rate decreases

The decline of the interest rates from 1.5% to 1.25% by the European Central Bank to improve the economy in the Euro zone, is having results.

This measure meant a sharp decrease on the Euribor rate. This is the main reference index for mortages in Spain, and this rate, tightly linked to the public interest rates, usually follows the general trend.

The Euribor decreased from 2.105% to 2.044%. This is the lowest since April. This move makes the Euribor ore similar to the Euro zone interest rate.

This decrease translates into lowest mortgage payments for any housing credit reviewed in November. As the Euribor reached 2.105%, this meant an increase on mortgages of approximately € 37.5 a month, €450 a year. With this new calculation, the increase will be €34 a month and €408 a year: Annual savings for €42.

Experts say that the ECB is expected to announce new interest rate decreases soon, to reach 1%.

This measure guarantees a decreasing trend on the Euribor rate to allow a very low level by the end of the year: about 1.99%.

The talended pilot Óscar Climent, from Gandía

 Last Sunday 6^th November 2011, Óscar Climent, the 19-year-old talented pilot natural from Gandía, was invited to take part in the Moto GP2 World Championship held at the Ricardo Tormo circuit in Cheste, Valencia. Climent was invited by the international federation, thanks to a wild card granted to pilots of the country where each race is held.

At this race, he was able to play shoulder to shoulder with the best Moto GP2 pilots in the world, riding a MIR motorcycle built in the Region of Valencia.

Óscar Climent finished 28^th. The race was rainy and this was a clear difficulty for the competitors, who could not adapt in full to the conditions and which was the reason for 8 abandonments. Climent had a great start and struggled for a good position, having reached the 25^th at some point of the race.

This weekend from 11 to 13 November, Climent will return to the Ricardo Tormo Circuit in Chest, but this time it will be to race on the second to last race of the Spanish Speed Racing Championship, with the hope to have gained sufficient experience in the World Championship to reach a good position, among the 10 best pilots of Spain in Moto GP2. Hopefully, this would get him into one of the top teams worldwide.

The new law came into force on Monday 31 October, 2011 ( Law 37/2011 of 10 October, 2011 as published in the Official Gazette on Tuesday October 11, 2011), providing several procedural facilitation measures that are incorporated through a major amendment to the Civil Procedure Law: tenants with unpaid rent will have only 10 days to respond before a judge for the complaint filed by landlords. If they don’t pay during this period, the judge will

automatically order an eviction, without any trial.

This new law goes a step beyond the “Express Eviction” law from 2009, as it streamlines the process of eviction and allows the owners to regain their home in just 2 or 3 months from filing the lawsuit, in contrast with the current 10 to 12 of waiting period.

Euribor interest rate

Euribor -the rate indicator that is linked to more than 4 million mortgages in Spain- goes down to 2.067 % by 30  September 30, 2011, but is still higher than September 2010 in 0.647 points.

This fact negatively affects the mortgages as it increases the monthly payment. If we take in consideration an average 20 years mortgage of 120.000 Euros with annual review in September, it will be affected with an increase in the monthly fee in about 37.29 Euros, equivalent to an annual increase of 447.48 Euros.

The figure for September 2011 is lower than the one of August 2011, which is positive side, since it is becoming a trend, staying around 2%, which wasn’t happening since March 2010. One of the reasons why we suggest that this trend will continue is because the decision of the European Central Bank (ECB) –institution that decides the price of money- of not raising interest rates but reducing. This fact is important for mortgage holders and for those considering to buy a house.

Alicante Airport

Alicante Airport users awarded the new facilities with the highest score in its history as reported by AENA Airports press release (13 September, 2011) after the opening of the new terminal and improved services. Users have awarded the airport facilities with 4.15 points out of a maximum of 5.

The highest rated areas were the check-in hall, the comfort of the airport and information services.

This assessment was obtained after the users evaluated a total of nine areas of activity, including cleanliness, temperature and noise level in the boarding area, ticketing, facilities comfort and information services.

Trends of the euribor interest rate

The Euribor -the benchmark index for most mortgages in Spain- ended the month of August 2011 stood at a 2, 097% (data provided by the Bank of Spain), below 2.183% (the figure of the end of July 2011), but well above the 1,421% of August 2010.

Experts forecast that the index will be about 2.5% by the end of 2011 -a bit below initial forecasts- as the markets dismiss further rise in interest rates by the European Central Bank (ECB).

The first numbers of September confirm this trend, since the daily quota of close to 2 September 2011 was 2.083%.

The figure for the end of August 2011 (2.097%), will increase of the monthly payment of the mortgage to all those who face a review. For a 25 years mortgage of 120,000 euros, and an interest rate of Euribor plus, the monthly payment will be increased in 42 euros, bringing the annual increase amounts to 500 euros.

The increase in the mortgage in the August annual review coincides with the increase in fees charged by financial institutions by the study of loans as the opening and subrogation of mortgages.

Regarding the study of mortgage loans, the commission reached 0.89% of formalized amount  resulting in an increase of 0.15 % compared to December 2010, according to latest figures from the Bank of Spain.

Reduced VAT until December 31, 2011

The Spanish Government has approved through the Royal Decree 9/2011 act, a temporary reduction of VAT on new housing from 8% to 4%, as a temporary measure for boosting the economy. This VAT reduction is valid for 4 months, so it will be available until 31 December , 2011.

This new economic measure was approved on Saturday 20 August , after publication in the Spanish Official State Gazette (BOE).

The VAT reduction will be an incentive to buy a new home in Spain over the next months of 2011, as from the day of publication of the decree, a buyer of a new home valued at 100,000 Euros has to pay just 4,000 in taxes, when that amount would had been 8,000 Euros before the tax reduction .

It should be noted that this measure applies only to new homes because second hand homes that do not pay VAT but transfer tax paid to the regional administration, so resale will not benefit from this reduction.

This reduction coupled with the discounts offered by developers and builders in Spain increase the attractiveness of buying a new home, especially if the decision and the preferred destination are unclear, as is the case with European buyers of second residential on the Spanish coast. This is certainly a very good opportunity to take a decision and turn a dream into reality.

Spain, soon-to-be third favourite tourist destination among Russians

If the trends continue as expected, Russia will be an emerging market for the tourist industry in Spain, with over a million tourists. Spain could become the third favourite tourist destination for Russians behind Egypt and Turkey.

The Russian economy is in a solid way to full recovery and the trend shows that it will keep a constant recovery rate of 4% on the next years. The UNWTO —World Tourism Organization— states that Russia is currently one of the main tourist-producing countries in the world, and the fastest-growing one, with 20% more tourists in 2010.

To complement this data, the head of Tourism in Spain, Joan Mesquida, points out that this increase is the result of advertising campaign made by the government of Spain, economic incentives on airport fees for new routes and frequencies from and to Russia, the recent decision if the Spanish government to lessen the bureaucratic process for visas, the outsourcing of the visa granting process (it has doubled in the last 5 years) and obviously, because of the predilection of Russians for sunny, coastal destinations.

Lettings demand on the increase in Spain

June 2011 data extracted from property letting companies in Spain show a 9% increase on the demand of housing for rent in Spain, compared to the same month in 2010.

The data reveals that Spain ranks on the third place of popularity among Europeans visiting countries within the continent. Only France and Italy have a better rank, while Portugal gets the fourth position. The analysis highlights English tourists as the most affluent demographics looking for tourist apartments for rent in Spain. The most growing demand has happened in Region of Valencia (63%), Barcelona, Formentera and Ibiza.

This information matches the data issued by INE —Spain’s National Statistics Institute— on 29^th June 2011.

The analysis by INE versed about a survey about occupation on tourist accommodations excluding hotels on May 2011. Results showed that the amount of days booked in tourist apartments was of over 4 million in May 2011. This means a 2.2% increase compared to May 2010, and the average booking length also increased when compared to the same month last year, on an additional 2.8% (6.2 more nights per tourist)

If the trends continue the same path IN July and August, the booking of tourist apartments will reach significant sums this summer 2011. We will keep an eye on this new data and will inform you here as soon as the information becomes available.

Summer 2011 opening hours for the VAPF offices

Every year as July and August arrive, we at Grupo VAPF issue the temporary opening hours of the head office at Benissa and the satellite offices at Cumbre del Sol residential park in Benitachell. Our aim is to keep our clients informed to offer a better service.

The Head offices of VAPF in Benissa will be open to the public in July and August Mondays to Fridays from 08:00 h to 15:00 h, except from 8th to 21st August when the office will close.

Both VAPF information and sales offices at Cumbre del Sol (in Poble Nou de Benitachell), the one by the north access to Cumbre del Sol as you come from Benitachell via La Cala Road and the other by the south access to Cumbre del Sol as you come via the Moraira-Benitachell road, these will be open every day, weekends included, during July and August, as follows:

Draft Law on Commonhold

The Chamber of Deputies (lower chamber of the Parliament) passed the new Draft Law on Commonhold (also called Horizontal Property Law) to adapt the Spanish regulations to the UN charter of rights for people with disabilities. The text is now in the process of becoming a law. Now this will be passed to the Senate for final approval.

One of the main issues included in this draft law is the modification of the current law of commonhold (LPH; Ley de Propiedad Horizontal in Spanish). It proposes that the communities of owners are obliged to pay for any building works needed to ease the access of residents over 70 or with disabilities. This would apply only if the costs is not higher than 12 ordinary monthly fees for common expenses (right now, this amount is set to 3 months).

The law indicates that the community will be obliged to request and carry out alterations to facilitate the access to residents with impairments or over 70, or for people with this features who work or volunteer in the residential estate. These works aim to allow the affected user to make an egalitarian use of the shared areas and elements. Alterations include mechanic or electronic devices that facilitate their contact with the outside of the estate.

The draft law allows an exception: Owners with incomes lower than 2.5 times the national minimum income (IPREM) will not be obliged to pay extraordinary fees for these alterations, unless these low income families receive a public aid that accounts for 33% or more of the annual charged cost of the works on private or shared areas that affect them.

The building and technical departments of Grupo VAPF expect the works to be finished by the end of September this year.

During the last month, there has been heavy works on the outside of the property: the access to the garage of the property has been prepared and the gate to enter this property has also been installed.

The modern style gate features an armour-plated structure, anti-vandalism anchors, security hinges and security lock. The decorative wall in stone has also been finished. It divides the access to the garage from the main entrance.

Inside the property, the electric wiring is being currently installed, together with the home automation system, the audio system and other fixtures needing cabling.

Also, the glass windows are being currently fitted. The glass windows have and interior air chamber, solar radiation control and low emissions.

The works evolve as expected and at a good pace, as you will tell from the pictures in this post. Another detail you will notice from the pictures is the superb views to the sea from this modern style house.

Laude The Lady Elizabeth Junior School

Today, we would like to share with all of our Grupo VAPF news readers a video sent to us by Laude The Lady Elizabeth Junior School, located by the north exit to Cumbre del Sol residential estate (Poble Nou de Benitachell).

The video is shot in both Cumbre del Sol and Lliber schools, and shows the facilities features in each centre. The video starts with the Cumbre del Sol school, built by Grupo VAPF, and shows the high-end facilities and learning materials available for the students.

The part dedicated to the facilities for the youngest kids show how the classrooms are, the rest areas, the cafeteria, the leisure areas dedicated 100% to them, as well as the sports zone with indoors swimming pools, gym, tennis courts, football field, basketball court, etc.

Other facilities deserving special attention are the IT classroom and the rooms dedicated to learning how to play the most diverse instruments. All of these classrooms are soundproof, where the students receive person-to-person music lessons. The centre at Cumbre del Sol is devoted for kids 2 to 11; that is, from pre-nursery to year 6. Therefore, the facilities are adapted to the needs of the kids those ages.

The second part of this video shows the Laude The Lady Elizabeth Senior School, located in Lliber. This school is for students aged 12 and older.  Just like the centre in Cumbre del Sol, this educational centre is adapted to the needs of these senior students as well.

Today, we would like to share the photos of the shoot made to a house built by Grupo VAPF at Lirios residential estate, in Cumbre del Sol, with superb views to the sea, furnished and decorated in a particular renovated classic style.

The featured house is made of a guests’ apartment and a main property with 3 bedrooms, 2 bathrooms, a kitchen, a spacious living/dining room, a veranda, a terrace with a Jacuzzi, a laundry room, storage area, parking and a gardened zone.

As you will tell from the photos, the living/dining room is ample and well lit; the most eye-catching item is the dining table, in walnut tree wood and white-strip wood. The chairs are upholstered in beige and a gorgeous crystal drop lamp crowns the room. The sofas are arranged towards the fireplace and are upholstered in beige. There is also a small shelf in white stripping separating the living and the dining areas.

The bedroom was decorated and furnished to make the most of the space. One of them has two single beds with artistic headboards evoking waves. Decorative items in pink spice up the room with some colour.

The second bedroom was furnished taking in account its double function: act as a bedroom, of course, but also as a small office. It includes a desk in white stripping facing the window with views to the sea and a piece of furniture in white wrought iron, serving as a bed and as a sofa.

The touch of colour is added by a set of curtains and the bedspread, in pistachio green, matching the paintings and the cushions. The main bedroom features a bed with a headboard and base in wrought iron, combined with bedside tables in white and a useful chest of drawers.

White is the key feature of the kitchen, looking beautifully with the blue of the Mediterranean Sea.

Registrars in Spain

The amount of property sale transactions during the 1^st quarter of 2011 was 124,542. This is 33.9% increase —31,539 additional transactions— on the last quarter of 2010.

This data is part of the Land Registry Statistics and the Centre of Statistical Processes of the Land, Mercantile and Chattel Registrars Association of Spain.

The report issued by the Centre of Statistical Processes infers that this increase was caused by the IRPF (Income Tax) modifications to be enforced in 2011.

This could be the cause behind the high amount of sale transactions before the end of 2010, which was registered during the first months of 2011.

In the Region of Valencia alone, 15,356 transactions were registered: 6,653 took place in Alicante province, 6,625 in Valencia and 2,078 in Castellón. The province of Alicante is, in fact, the third province in Spain with the highest amount of registered transactions, only behind Madrid and Barcelona. All three provinces have increased the amount of transactions during the 1st quarter of 2011.

The Lady Elizabeth school

This summer, local students will have the opportunity to improve their English skills with the “Summer Games” and “England at Home” language improvement courses organized by Laude Lady Elizabeth School in Cumbre del Sol.

- Summer Games is a course for 4-11 years old children which will be carried out from 4 to 29 July in morning time from 9:30 to 12:30.

Blue Flags in Alicante Province

Alicante is the province with the most blue flags in Spain. We can assure without any doubt that the beaches of this province are hands down the best in Spain, as the officially received acknowledgements granted by the Environmental Education Foundation and the Ministry of Industry, Trade and Tourism clearly show.

A total of 66 blue flags will wave in the province of Alicante, representing the quality of its waters and hard-to-compare facilities. 55 of these 66 flags have been granted to its beaches, and 11 to its yacht clubs.

In regional terms, the Region of Valencia has got a total of 116 flags: 104 for its beaches and 12 for its yacht clubs. This is the highest amount of granted prizes for this region since the campaign started, back in 1987. It is the second region in spain with the most blue flags, behind Galicia.

The pictures also show how the scuba diving companies of the area are already organising trips to unveils the beautiful sea depth —more specifically at Cova dels Arcs cove. As some of the scuba diving regulars at these waters know, this route enters the mountains and as far as we know, still nobody has been able to reach the end of the journey even though many have tried.

Tax deductions in home improvement works

The tax deduction on house improvement works increases from 10% to 20% from 7^th May 2011.

The new 20% tax deduction will be valid for any improvement works on the 7th May or later, as published on the BOE (Official State Gazette) on the 6th May 2011, as part of an initiative included in the Royal Decree of Regularisation and Control of Non Declared Work.

This measure will be valid until 31^st December 2012 and will apply to first and second residences, including those for rent, as long as these properties are not related to the economic activities of the taxpayer. The alteration or improvement works must aim to improve energetic efficiency, decrease water use, makes the property more accessible or install internet or Terrestrial Digital Tv —TDT— signal.

Taxpayers with taxable annual earnings of € 53,007.20 or less will be able to benefit from the deduction in full (20%). The rate will decrease progressively until 0% for taxpayers with annual earnings above € 71,007.20.

The modification of the tax deduction also includes an increase on the annual deductible amount, from € 4,000 to € 6,750. This means an annual maximum deduction of €1,350 (20% of € 6,750), which equals the limit of this deduction to the current invested on property. Also, the multi-annual deductible top limit increases from €12,000 to € 20,000.

To benefit from this deduction on the IRPF (annual earnings tax declaration), taxpayers will have to show the detailed invoices complying the legal requirements, as well as the proof of payment, which will have to be bank transfers, cheques or card payments. No cash payments will be admitted as a proof of payment.

Schedule of events at Teulada-Moraira auditorium

On 25^th March, the Teulada-Moraira Auditorium opened its doors. This was very good news not only for the residents of this town, but also for residents of neighbouring towns like Benissa, Calpe, Gata de Gorgos, Jalón, Lliber, Alcalalí, Poble Nou de Benitachell, Javea / Xàbia, etc., who will also be able to enjoy the increase on cultural activities in Costa Blanca thanks to this new Teulada-Moraira Auditorium.

The Teulada-Moraira Auditorium means a more dynamic cultural life in the region, with more music events, theatre plays, concerts, soloists, exhibitions, etc.

The Auditorium’s schedule for May, June and July is out already. The calendar is packed with events, both free —subject to venue capacity— and with paid admission.

Today at 20:00 h there will be a free concert by Orquesta de la Marina Alta, directed by Francesc Estévez. On Friday 27^th May, also at 20:00 h, there will be a concert by the Curtis Institute of Music, from Philadelphia. On Saturday 28^th, Pepón Nieto and Anabel Alonso will present Sexos, a theatre play that has been very successful in all of Spain.

Finally, on Sunday 29^th at 19:00 h, the Agrupación Musical Cultural de Teulada music band will give a concert accompanied by Marc Ullrich, trumpet soloist for the Basel Symphonic Orchestra.

El Mundo newspaper has recently published a special feature about the best 50 private and state-subsidized schools in the Region of Valencia. This classification allows families to know the best educational centres in each one of the 3 provinces of the Region of Valencia. Many elements have been taken in account to create this ranking, but the most relevant is the average marks obtained on the national university entrance examination, per centre. Other factors taken into consideration are the prestige of the school, its facilities, the languages in which classes are taught, etc.

In the feature, there is a section dedicated to international schools, which guarantee not only an education on or above the standards, but also the command of languages besides Spanish. New dvd of the VAPF office and Cumbre del Sol, including the materials showroom

Grupo VAPF shot a new video at Cumbre del Sol residential estate to update its images archive. Other areas shot include the coast of Moraira, Jávea and Benitachell.

The video was recorded and edited by a team of technical professionals from the world of films. The video was shot in High Definition. This results in more quality and vivid colours matching 100% real life.

To make the video of Cumbre del Sol, a flight was needed for the aerial views. A radio controlled helicopter and cranes were also used for the cuts taken from the houses and apartments.

This wealth of resources resulted in a video as close to reality as possible, a window from where the residents of these apartments and houses share their breathtaking views to the sea.

Bank of Spain

The Bank of Spain has published data related to real estate investments made in Spain by foreign investors during the 2010 fiscal year.

The figures go against the declining tendency shaped in 2009, by increasing 2.9% and closing the fiscal year with 3,757 million foreign euros put into properties.

During the last few years, the tendency was the opposite. This new number is fantastic news for Spain’s economy, and we hope this trend continues its way up during this year:

Fiscal year 2003: 7,072 million euros of foreign capital invested in Spanish real estate.

Fiscal year 2006: 4,716 million euros.

Fiscal year 2007: 5,341 million euros.

Fiscal year 2008: 5,331 million euros.

Fiscal year 2009: 3,651 million euros.

Fiscal year 2010: 3,757 million euros, which means an increase of 2.9% compared to 2009.

This number undoubtedly starts an upwards trend that will be confirmed as soon as the Bank of Spain publishes the figures of the 1^st quarter of 2011.

Property sales increase

According to recent data published by the INE (Spanish National Statistics Institute), in the property transfers record report, during February 2011 were carried out 45,607 home sales operations in Spain, which is an increase of 10.5% compared to February 2010.

90.2% of home trades recorded in the property records are for urban properties and 9.8% for rural properties. In the case of urban properties, 57.5% (45,607 units) are house sales of which 39,268 were free housing and 6,339 were subsidized housing.

50.2% of homes passed by sale are second hand (22 904) and 49.8% new (22,703 homes). The number of new housing operations grew by 6.4% and second hand operations by 14.95 % compared to February 2010.

In February 2011, 59.4% of house sales were recorded in four Spanish regions: Valencia, Catalonia, Madrid and Andalusia.

Last 5^th of April, we mentioned the new terminal of the Alicante-El Altet Airport, and we went int o details about its facilities and services. Today we would like to broaden this information with a report on th new shopping area of the new terminal, covering over 8,500 m².

Income tax campaign 2010-2011

New tax deduction for improvement works in main residence, applicable to deductions on income tax returns for the years 2010, 2011 and 2012.

The Royal Decree 6/2010 released on 9 April -regarding new measures to boost economic recovery and employment- introduce a new deduction that will be applicable on money spent from April 14, 2010 to December 31 2012 in building alteration works conducted in the taxpayer’s main residence.

This deduction can be applied by those taxpayers with taxable income lower than € 53,007.20.

They will be allowed to deduct up to 10% of the amounts paid for building works and alterations during that period, always those alterations were aimed to improve energy housing, replace electrical, water, gas or other installations, or to improve accessibility to buildings.

The deduction is based on the amounts paid by credit or debit card, bank transfer, personal check or deposit in bank accounts of person or company carrying out such works. The deduction does not apply if payment is made in cash.

AVE High Speed Train

The Ministry of Infrastructure and Adif (which stands for Railroads Infrastructure Office) have released information about the building works of the railroad between the province of Albacete and the province of Alicante for the high speed train AVE. The 1^st part of the route is finished.

It is an 8.6 km long route that goes along Almansa. This part meant an investment of €28.8 million. It includes 3 viaducts, 3 underpasses and 3 overpasses.

The platform sustaining the railroad is 14 m wide and is apt for speeds of up to 350 km/h. To build this 1^st part, 785,000 m³ of earth and 705,000 m³ were dug. 33,702.0 m³ of concrete and 5.7 million kg of steel were needed.

The AVE high speed train is expected to arrive to Alicante in 2012. After that, facilities for the use of this train will be set up in the city centre of Alicante and in the new Airport Terminal.

The Ministry of Infrastructure also announced news about the Madrid Valencia AVE, which has reached 510,000 users.

A TV show about design and architecture in the Region of Valencia called “Interiors”, produced and broadcasted by Canal 9, will come and shoot scenes in a luxury villa in Cumbre del Sol. Expo-Manege in Moscow: Spain Today: Life and Innovation

There are many events organised to celebrate the Dual Spain-Russia year. One of these events is the exhibition in Manege, Moscow, called “Spain Today: Life and Innovation”.

This showcase opened its doors on Monday, 28^th March. The opening ceremony was attended by the Vice Prime Minister of the Russian Federation, Mr. Alexander Zhukov, and the Industry Minister of Spain, Mr. Miguel Sebastián.

The showcase was open to the public until 31st March 2011.

This event showed the dimension of Spanish industries in areas such as infrastructure, agriculture, food, health care, motor, tourism and real estate. Right now, Spain is the country with the highest amount of Russian tourist visitors. Also, together with British, Russians are the foreign investors that most money put in the Spanish real estate business.

The Minister of Industry introduced the attendees about the details and main actions of the “Plan Made in/by Spain” that primarily aims to promote the Spanish industry.

The exhibition was held at the Manege Hall next to Kremlin and Moscow’s Red Square, a landmark of the Russian landscape built in 1812 by the Spanish architect Agustín de Betancourt.

Alicante-El Altet Airport's new terminal

Alicante-El Altet Airport’s new terminal is operational from Thursday 24 March.

This terminal consists of a loading dock parallel to the runway and a processing building perpendicular to it. Its total area is 333,500 m2, compared to 54,800 m2 of Terminals 1 and 2, which means it is six fold the initial surface area.

Among the new services offered and technological progress it is provided with, there is the Automated Baggage Handling System (SATE), with capacity to process 7,880 bags per hour, perform 100% inspection of baggage, the possibility of checking golf clubs like normal luggage due to the increased size of inlet panels, system which is also ready to receive baggage from hotels or cruise ships and has an early baggage storage for up to 1,074 bags.

New lounges have a total area of 27.000m ² and there are 26 departure gates.

Along with the new terminal, a new car park building has been built. This building consists of 6 floors with a total area of 122,500 m2 and a capacity for 4,200 vehicles will join the current 2,000 spaces in the old terminals 1 and 2.

Ribbeck Castle in Nauen Ribbeck
